Michigan Opera Theatre

  TAKTIX Solutions provided the entire spectrum of development services as Owner’s Representative   for the Michigan Opera Theatre.  TAKTIX undertook the due diligence required to acquire an existing parking deck and retail building and an independent assessment of development partnerships proposed to the Michigan Opera Theatre.  TAKTIX Solutions developed the business plan and structured the financing for construction of a new 783 space parking structure and 20,000 square foot commercial building.  TAKTIX Solutions also provided project management services by coordinating Environmental, Architectural, Engineering, Construction, Marketing and Leasing.

Armada Wastewater Treatment Plant 

TAKTIX Solutions is engaged by the Property Owner to  create the economic and fiscal impact analysis, feasibility study, financing structure and strategic plans for  development of a wastewater treatment facility and 200  acre Flex Tech Industrial Park.  TAKTIX Solutions is  providing transaction support to structure the ownership  and financing for the facility.    As the Owner’s Representative TAKTIX Solutions is  also managing the governmental approval process and structuring the Public/Private  funding arrangements.

American Red Cross

In support of the need of the Red Cross Disaster Relief Division to down  size its office space in downtown Detroit, TAKTIX Solutions analyzed  their office space needs, designed new offices, obtained municipal  approvals, and bid and managed construction activities.

City of Pontiac - Bloomfield Park

TAKTIX Solutions provided development advisory services to the City of Pontiac  to evaluate the impacts of a proposed $1 billion mixed use development project and to develop investment  options to leverage the private sector investment at  Bloomfield Park to benefit all City of Pontiac  residents.  TAKTIX’ scope of work included  assessing proposed public financing components, formulating an investment strategy, and developing public/private financing structures which would support the goals and  objectives of the City of Pontiac while maximizing private investment.

TAKTIX Solutions currently provides services to  Wayne State University to attract private  investment for mixed use development throughout  its main campus area.  TAKTIX’ scope of work  includes a series of activities that will enable the  University to implement its Campus Master Plan, which include determining the  housing preferences of students, faculty and staff of the University, identifying existing  market conditions, analyzing feasibility of the development vision, and proposing  financial transaction structures between the University and outside developers.   TAKTIX is also assisting the University in securing economic development incentives  and negotiating development agreement terms with private developers. Agreements negotiated include the development of more than 250 housing units, 24,000 square feet of retail space and an 800 car parking deck. 

TAKTIX Solutions provided Program Management  for development of a new 90,000 square foot  headquarters and broadcast studio.  Services  included economic feasibility, selection and  management of professional design consultants, site  acquisition, design coordination, financial  structuring, and governmental approvals.

City of Pontiac Stadium Authority

TAKTIX Solutions provided development advisory services to the Pontiac Stadium  Authority to evaluate the development proposals submitted for the 127 acre Silverdome site.  This assignment  included evaluation of the economic impact of proposals  submitted by developers, assessing the economic,  environmental and traffic feasibility of the various  proposals, ranking the benefits, and negotiating the development agreement,  including tax incentives.

MAGNA Entertainment

TAKTIX Solutions provided the initial Economic Impact Study in support of the Michigan Downs Entertainment Complex, which includes an entertainment pavilion of  approximately 170,000 square feet as well as a dual-breed training and racing facility, an Automotive  Research and Development Office Building of  approximately 66,000 square feet,  and a mixed-use  development of approximately 700,000 square feet that will include retail, commercial, office, residential and civic components.   TAKTIX developed projections of project  benefits including jobs, taxes and gaming revenues in support of approvals at the  local, county and federal levels.  TAKTIX also developed economic projections as  part  of a campaign strategy to win a public referendum.

                                                                                Paradise Investment Fund

TAKTIX Solutions provided financial projections in support of  the creation of this Florida based Real Estate Investment  Fund.  TAKTIX helped formulate investment criteria and  evaluated potential investments using available real estate  data and supply and demand forecasts for the market.  TAKTIX evaluated proposed investment strategies, including  risk of proposed relationships with developers, home builders  and management  companies based on the overall investment, strength of company  management,  fundamental analysis of financial statements and yields.

                            

TAKTIX Solutions is currently supporting a number of   development initiatives at the University of Detroit Mercy.  The   scope of services includes analyzing potential real estate acquisitions and  dispositions,  creating and implementing the financing strategy in support of the  University’s Facilities  Plan, conducting a neighborhood demographic assessment,  and creating the strategy  for and securing municipal approvals to enable  development.                                                                                                                        

Holcim

 On behalf of this international cement company TAKTIX Solutions obtained the municipal approvals to demolish an industrial facility  and build a new cement batching plant with state of the art  equipment.  TAKTIX coordinated the interaction among the client, the architectural  and engineering firms, the contractors, the utilities, and the municipal departments for  acquisition of approvals and permits for demolition and construction.
